Spole\u010dnosti, kter\u00e9 necht\u011bj\u00ed samy investovat do fotovoltaick\u00e9ho syst\u00e9mu, stoj\u00ed p\u0159ed z\u00e1sadn\u00ed ot\u00e1zkou: <strong>Pron\u00e1jem sol\u00e1rn\u00edch st\u0159ech vs. smlouva<\/strong> - Kter\u00fd model se vyplat\u00ed? Jen na st\u0159ech\u00e1ch n\u011bmeck\u00fdch logistick\u00fdch a pr\u016fmyslov\u00fdch objekt\u016f by teoreticky mohly b\u00fdt instalov\u00e1ny syst\u00e9my o v\u00fdkonu t\u00e9m\u011b\u0159 37 gigawatt\u016f. Tyto plochy zab\u00edraj\u00ed p\u0159ibli\u017en\u011b 363 milion\u016f metr\u016f \u010dtvere\u010dn\u00edch na zhruba 32 500 budov\u00e1ch, a\u010dkoli v sou\u010dasn\u00e9 dob\u011b je fotovoltaikou vybaveno pouze asi 10% t\u011bchto ploch. Odhaduje se, \u017ee p\u0159ibli\u017en\u011b 80% st\u0159ech by mohlo podporovat fotovoltaick\u00e9 syst\u00e9my prost\u0159ednictv\u00edm stavebn\u00edch \u00faprav, co\u017e odpov\u00edd\u00e1 v\u00fdkonu 29 gigawatt\u016f.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pron\u00e1jem sol\u00e1rn\u00edch st\u0159ech i <a href=\"https:\/\/cubeconcepts.de\/cz\/sluzby\/uzavirani-smluv-s-krychlemi\/\">Uzav\u00edr\u00e1n\u00ed smluv<\/a> umo\u017e\u0148uj\u00ed efektivn\u011b vyu\u017e\u00edvat sol\u00e1rn\u00ed energii, ale li\u0161\u00ed se svou strukturou, finan\u010dn\u00edm dopadem a ekologick\u00fdmi p\u0159\u00ednosy. Nicm\u00e9n\u011b <strong>V\u00fdnosy<\/strong> pro majitele st\u0159echy \u010dasto <strong>omezen\u00fd<\/strong>a vyu\u017eit\u00ed vyroben\u00e9 elekt\u0159iny je v rukou provozovatele.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Oproti tomu uzav\u00edr\u00e1n\u00ed smluv nab\u00edz\u00ed komplexn\u011bj\u0161\u00ed a <strong>Ekonomicky v\u00fdhodn\u011bj\u0161\u00ed koncept<\/strong>. V tomto p\u0159\u00edpad\u011b sol\u00e1rn\u00ed syst\u00e9m instaluje, provozuje a financuje dodavatel, zat\u00edmco z\u00e1kazn\u00edk vyu\u017e\u00edv\u00e1 vyrobenou elekt\u0159inu p\u0159\u00edmo na m\u00edst\u011b. Tento model nab\u00edz\u00ed nejen zna\u010dnou <strong>Redukce<\/strong> na <strong>N\u00e1klady na energii<\/strong>ale tak\u00e9 umo\u017e\u0148uje aktivn\u011b zlep\u0161ovat uhl\u00edkovou stopu kompenzac\u00ed. <strong>\u00daspory CO\u2082<\/strong> ve v\u00fdkaznictv\u00ed CSRD a ESG<a>.<\/a><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Co je pron\u00e1jem sol\u00e1rn\u00ed st\u0159echy?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">P\u0159i pron\u00e1jmu sol\u00e1rn\u00edch st\u0159ech pronaj\u00edm\u00e1 vlastn\u00edk st\u0159echy (nap\u0159. nemovitosti) plochu st\u0159echy provozovateli sol\u00e1rn\u00edch za\u0159\u00edzen\u00ed. Provozovateli jsou obvykle investo\u0159i nebo sol\u00e1rn\u00ed spole\u010dnosti. Instaluj\u00ed a <strong>provozovat<\/strong> rostlina <strong>autonomn\u00ed<\/strong> a pravideln\u011b se starat o \u00fadr\u017ebu. Vyrobenou elekt\u0159inu obvykle dod\u00e1vaj\u00ed do ve\u0159ejn\u00e9 s\u00edt\u011b a prod\u00e1vaj\u00ed ji t\u00edmto zp\u016fsobem. Pro majitele st\u0159echy to neznamen\u00e1 \u017e\u00e1dn\u00fd p\u0159\u00edm\u00fd p\u0159\u00ednos, pokud jde o sn\u00ed\u017een\u00ed n\u00e1klad\u016f na energii nebo jejich uhl\u00edkov\u00e9 stopy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Vlastn\u00edk nebo pronaj\u00edmatel st\u0159echy obdr\u017e\u00ed <strong>Fixn\u00ed n\u00e1jemn\u00e9 nebo leasingov\u00e9 spl\u00e1tky<\/strong> za poskytnut\u00ed st\u0159e\u0161n\u00edho prostoru, kter\u00e9 lze platit m\u011bs\u00ed\u010dn\u011b nebo ro\u010dn\u011b v z\u00e1vislosti na smlouv\u011b. Smlouvy jsou obvykle uzav\u00edr\u00e1ny na dobu 20 let a mohou zahrnovat dal\u0161\u00ed v\u00fdhody, jako je renovace st\u0159echy nebo jednor\u00e1zov\u00e1 platba za celou dobu trv\u00e1n\u00ed smlouvy. Ceny pron\u00e1jmu za metr \u010dtvere\u010dn\u00ed plochy st\u0159echy se \u010dasto pohybuj\u00ed v rozmez\u00ed 1 a\u017e 2 EUR nebo kolem 5 EUR za instalovan\u00fd kWp.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pro koho je vhodn\u00fd pron\u00e1jem sol\u00e1rn\u00ed st\u0159echy?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Pron\u00e1jem sol\u00e1rn\u00edch st\u0159ech je zpo\u010d\u00e1tku stejn\u011b vhodn\u00fd jako smluvn\u00ed model pro majitele, kte\u0159\u00ed cht\u011bj\u00ed vyu\u017e\u00edt sv\u00e9 st\u0159e\u0161n\u00ed plochy, ani\u017e by museli sami investovat do fotovoltaick\u00e9ho syst\u00e9mu. Dost\u00e1vaj\u00ed pravideln\u00e9 platby za pron\u00e1jem, ani\u017e by museli n\u00e9st finan\u010dn\u00ed riziko a n\u00e1klady na instalaci a \u00fadr\u017ebu syst\u00e9mu. Dlouhodob\u00e9 z\u00e1vazky se v\u0161emi pr\u00e1vn\u00edmi a technick\u00fdmi aspekty mohou potenci\u00e1ln\u00ed kupce odradit a omezit vyu\u017eit\u00ed st\u0159echy k jin\u00fdm \u00fa\u010del\u016fm. Dodavatel p\u0159eb\u00edr\u00e1 pl\u00e1nov\u00e1n\u00ed, v\u00fdstavbu, provoz a \u00fadr\u017ebu syst\u00e9mu, zat\u00edmco z\u00e1kazn\u00edk vyu\u017e\u00edv\u00e1 v\u00fdhodn\u00e9 a udr\u017eiteln\u00e9 energie. Vyu\u017eit\u00edm vyroben\u00e9 sol\u00e1rn\u00ed energie mohou podniky o\u010dek\u00e1vat \u00fasporu a\u017e 30% n\u00e1klad\u016f na energii. Smlouvy maj\u00ed tak\u00e9 zpravidla dobu trv\u00e1n\u00ed 15 a\u017e 20 let a nab\u00edzej\u00ed mo\u017enost <strong>Dlouhodob\u00e1 jistota ceny elekt\u0159iny<\/strong>. &nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Stejn\u011b jako v p\u0159\u00edpad\u011b pron\u00e1jmu sol\u00e1rn\u00ed st\u0159echy nemus\u00ed majitel st\u0159echy investovat do fotovoltaick\u00e9ho syst\u00e9mu. Poskytne st\u0159e\u0161n\u00ed plochu a m\u016f\u017ee vykupovat vyrobenou sol\u00e1rn\u00ed energii za smluvn\u011b dohodnutou cenu. P\u0159ebyte\u010dn\u00e1 elekt\u0159ina je obvykle dod\u00e1v\u00e1na do ve\u0159ejn\u00e9 s\u00edt\u011b nebo prod\u00e1v\u00e1na bez dan\u011b v okruhu 4,5 km. Krom\u011b toho z\u016fst\u00e1vaj\u00ed majitel\u00e9 flexibiln\u011bj\u0161\u00ed, zachov\u00e1vaj\u00ed si kontrolu nad plochou st\u0159echy a maj\u00ed mo\u017enost p\u0159evz\u00edt fotovoltaick\u00fd syst\u00e9m v pr\u016fb\u011bhu trv\u00e1n\u00ed smlouvy nebo po jej\u00edm skon\u010den\u00ed. Tarify za elekt\u0159inu z\u016fst\u00e1vaj\u00ed po dlouhou dobu nezm\u011bn\u011bny a obvykle ani neexistuje povinnost v\u00fdkupu. Dobr\u00e1 bilance CO\u2082 nav\u00edc zlep\u0161uje pozici spole\u010dnosti v r\u00e1mci trhu s elekt\u0159inou. <a href=\"https:\/\/cubeconcepts.de\/cz\/energeticky-zakon\/pravo-dodavatelskeho-retezce\/\">Z\u00e1kon o dodavatelsk\u00e9m \u0159et\u011bzci<\/a> a posiluje image. C\u00edlov\u00e9 skupiny jsou tedy odli\u0161n\u00e9. Pron\u00e1jem sol\u00e1rn\u00edch st\u0159ech je zam\u011b\u0159en sp\u00ed\u0161e na majitele, kte\u0159\u00ed cht\u011bj\u00ed pronaj\u00edmat sv\u00e9 st\u0159e\u0161n\u00ed plochy a t\u011b\u017eit z n\u00e1jemn\u00e9ho, ani\u017e by museli investovat do syst\u00e9mu. Krom\u011b absolutn\u00edho dodate\u010dn\u00e9ho v\u00fdnosu kontrakta\u010dn\u00edch model\u016f t\u011b\u017e\u00ed majitel\u00e9 nemovitost\u00ed z flexibiln\u00edho n\u00e1vrhu smlouvy a v\u0161ech aspekt\u016f, kter\u00e9 vedou ke sn\u00ed\u017een\u00ed emis\u00ed CO\u2082 a zv\u00fd\u0161en\u00ed \u00fa\u010dinnosti n\u011bmeck\u00fdch a evropsk\u00fdch p\u0159edpis\u016f. Na st\u0159e\u0161e je instalov\u00e1n fotovoltaick\u00fd syst\u00e9m o v\u00fdkonu 1 MWp, kter\u00fd zab\u00edr\u00e1 p\u0159ibli\u017en\u011b 4 800 m\u00b2 st\u0159e\u0161n\u00ed plochy. Syst\u00e9m ro\u010dn\u011b vyrob\u00ed p\u0159ibli\u017en\u011b 900 000 kWh elekt\u0159iny a u\u0161et\u0159\u00ed 423 tun CO\u2082. V r\u00e1mci smluvn\u00edho modelu plat\u00ed spole\u010dnost cenu elekt\u0159iny ve v\u00fd\u0161i 12 ct\/kWh. V porovn\u00e1n\u00ed s pr\u016fm\u011brnou cenou elekt\u0159iny v pr\u016fmyslu ve v\u00fd\u0161i 16,7 ct\/kWh p\u0159in\u00e1\u0161\u00ed vysok\u00e1 vlastn\u00ed spot\u0159eba sol\u00e1rn\u00ed energie 86,5 % ro\u010dn\u00ed \u00fasporu 36 590 EUR. K tomu je t\u0159eba p\u0159ipo\u010d\u00edtat dal\u0161\u00edch 16 500 EUR \u00faspor z certifik\u00e1t\u016f CO\u2082, kter\u00e9 maj\u00ed pozitivn\u00ed dopad na uhl\u00edkovou stopu spole\u010dnosti. Jakmile je t\u0159eba zakoupit certifik\u00e1ty CO\u2082, u\u0161et\u0159\u00ed smluvn\u00ed model spole\u010dnosti celkem v\u00edce ne\u017e 1,5 mld. <strong>53.000 \u20ac<\/strong>.
